<p>The <a href="http://www.homefurnishingzone.com/l-shaped-desk">L shaped desk</a>Every one dreams of being a homeowner. And it is as valid a dream as any that any individual could have. Who wouldn’t want to be able to say that he finally occupies his own space where he can call himself the owner and even style himself as the king of his domain? No one would probably be the ready answer. Don’t get me wrong though, renting is not all that bad. It’s still a great way to have a place to live. It’s just that having your own home is at the top of the home wish list for everyone, so to speak. At that level, dream homes are always talked about and aspired for. And I am no different as I have my own dream home: a houseboat.</p>
<p>Most of my friends and even some from my own family have been constant in asking me: why dream of having a house that’s directly over the water? They just can’t seem to get over the idea that I would want to live in an unconventional type of house. My reply has always been that more than the fascination of having a house that’s afloat; there is this unique way of being close to nature that is very attractive to me. There are homes in stranger places all over the world. And some even manage to survive while having their homes at the harshest locales like deserts and freezing, sub-zero temperatures.</p>

Especially when they understand that I’d like it to be me and my families’ permanent residence. <p>There are many investors in the market that are selling their properties in a short sale.  Maybe they are not to cash flow their property any longer.  Maybe they used a more exotic mortgage tool, such as an ARM, to be able to buy the home and now the monthly mortgage amount has risen too high.  Or maybe, this investor is just realizing that they don&#8217;t want to be a landlord any longer.</p>
<p>Whatever the reason, doing a short sale on a property that has tenants should be handled differently than a vacant house or even you own personal house.  Here are some thoughts:</p>
<ul>
<li>Be up front and honest with your tenant&#8217;s from day 1.  Explain to them the process, explain to them what could happen if the property does not sell and goes into foreclosure.  They will appreciate your honesty.</li>
<li>Keep the tenant&#8217;s notified as the <a href="http://www.minnesotashortsalehelp.com/short-sale-process/">short sale process </a>or foreclosure process progresses.  There is nothing worse than a tenant getting served papers by the sheriff that they must move in 2 days.</li>
<li>Consider cutting the rent to motivate the tenant to stay in the property.  Drop it by 25-50%.  This will keep some income coming in and you will not have to take on the burden of the utilities or upkeep of the property when vacant.</li>
<li>Continue to pay the water bills, utilities, and association bills.  You are still responsible for keeping the property livable for the tenants.  If the city shuts off the water, they will be forced to move out and you will have no income to support that property.</li>
